Areal is a market-analysis tool that combines public data sources (Zillow research files, U.S. Census ACS, FHFA, HUD, and FBI CDE) into reports about U.S. housing markets, plus optional subscription plans with higher limits and extra features.

You must be at least 18 years old to create an account. You are responsible for the accuracy of your sign-up details, for keeping your password confidential, and for activity under your account. Let us know immediately at hello@areametrics.com if you suspect unauthorized use.

Areal produces statistical estimates, not professional advice. Our numbers are derived from public data with lag, sampling error, and modeling assumptions. Rent, value, tax, insurance, and cash-flow figures are estimates, not appraisals, quotes, or guarantees of performance. Nothing here is a recommendation to buy, sell, rent, or lend in any market. Always verify figures independently and consult qualified professionals before making financial decisions.

Public data sources publish with delays and occasionally revise their figures. We cross-check and label every figure, but we cannot promise that any statistic is complete, current, or error-free, or that any specific feature will always be available. Reports may be unavailable or change if an upstream source changes or fails.

Don't: scrape or resell the service or its reports at scale; attempt to gain unauthorized access; interfere with the service's operation; use it to violate any law; or misrepresent our outputs (e.g., presenting an estimate as an appraisal). We may suspend accounts that abuse the service.

Paid plans renew automatically each month until cancelled and are charged through our payment processor. You can cancel anytime — access continues until the end of the paid period. Prices and plan limits may change with reasonable notice; changes won't retroactively change a period you've already paid for. See our refund policy.

The Areal software, calculations, and report presentation are ours. Data originates from public sources and remains subject to those providers' terms; Zillow research data is used under Zillow's published terms of use. Your personal inputs and saved Watchlist items are yours. You may print or share reports for your own personal, non-commercial use, with attribution intact.

The service embeds or links to third parties (map tiles, fonts, sign-in, payment processing). Their terms and practices govern those interactions; we're not responsible for their content or availability.

The service is provided “as is” and “as available” without warranties of any kind, express or implied, including fitness for a particular purpose. To the maximum extent permitted by law, Areal and its team are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost investment opportunities, or losses arising from decisions made in reliance on the service. Where liability cannot be excluded, it is limited to the greater of (a) the amount you paid us in the twelve months before the claim or (b) fifty U.S. dollars. Some jurisdictions do not allow certain limitations; in those jurisdictions the limits apply to the fullest extent allowed.

You agree not to hold us responsible for claims, damages, or expenses arising from your use of the service in breach of these terms or of applicable law.

You may stop using the service and delete your account at any time. We may suspend or terminate accounts that violate these terms or that create legal risk or non-payment.

We may update these terms; continued use after changes are posted means you accept them. These terms are governed by the laws of [Your state/country of formation — replace before publishing], without regard to conflict-of-law rules. If a court finds any provision unenforceable, the rest stays in force.
